Placer County Bank Repos for Sale
The following list includes all of the homes and condos currently being marketed for sale in Metrolist MLS as bank repos, bank owned properties or REO (Real Estate Owned) properties in Placer County. There are some bank owned properties that are not included in the list that are not being marketed as repos, but all of the properties that are being marketed as bank owned are included in the list.
During the recent downturn in the Placer County real estate market a large number of homes have been foreclosed on by banks, because home owners have been unable to keep up with their payments due to unforeseen circumstances or increased payments from adjustable rate loans. Many of these home owners attempted to negotiate short sales with the bank, but were unsuccessful. Now that the banks were unwilling or unable to negotiate a short sale with the previous owner, they are stuck with the homes and need to sell them now.
Some of the best values available in the market during the next few years will be found in bank repo properties. Our research has found that banks have not been more likely to negotiate a large discount in asking price than the average seller, but they are more likely to price a property aggressively to begin with. The aggressiveness in their pricing strategy will increase or decrease depending on the number of bank repos for sale. Banks typically do not want to hold a large inventory of vacant properties. They are in the business of lending money, not owning real estate. As the number of bank repos rise, banks are likely to be very aggressive in unloading bank owned properties.
Links have been provided on the left of the page to lists of bank repos in the different cities of Placer County including: Roseville, Rocklin, Lincoln, Granite Bay, Loomis, Penryn, Newcastle, Auburn, Meadow Vista, Applegate, Foresthill, Weimar and Colfax. Links have also been provided to lists of bank repos in Sacramento County areas including: Antelope, Citrus Heights, Carmichael, Fair Oaks, Orangevale and Folsom. In the top of the right hand margin we have also included links to bank repos in Sacramento, El Dorado and Yolo Counties. Seperate lists have been included for bank owned land and bank owned multi-unit income properties and pre-approved short sales. Some of the cities will have numerous bank repo homes and condos for sale, others may have none. We update the lists hourly from Metrolist MLS, so if there have been any new bank repos added to the MLS, you will be sure to find them here.
